- SOLD - The Esperanza is a historic Duval County ranch -- an ideal combination of a top working ranch and a sportsman's paradise! It has been in the same family for 83 years and by virtue of its good ranch stewardship has developed excellent range conditions. The ranch has a restored rock lodge dating back to the 1800's. Overall, the Esperanza Ranch is a gorgeous, unspoiled ranch offering excellent topographical diversity and ideal habitat for deer, turkey, quail, and dove. Due to many years of game management, the Esperanza Ranch has superb trophy deer genetics. Gorgeous creek beds offer lots of turkey, and together with the abundant water, good soils, and the ideal brush diversity with its high protein content, this ranch is clearly one of South Texas' finest! The Esperanza Ranch is located in the South Texas brush Country approximately 14 miles east of Freer, 95 miles south of San Antonio, and 40 miles northwest of Kingsville. More specifically, the ranch fronts the east side of County Road 330, approximately 8.5 miles south of Highway 59 and approximately 3.5 miles north of Highway 44. (It is just north of the junction of Hwy. 44 & CR 3196.) Commercial air facilities are located at the Corpus Christi International Airport (50 miles west of the ranch) or at Laredo (75 miles to the southeast). Private air facilities are available at the Freer Airport (12 miles due west of the Esperanza), or at Alice International Airport (30 miles east of the ranch.). The Esperanza is traversed by many miles of creek beds that serve as major tributaries to the San Diego Creek. (The creek beds have been dammed by the U.S. Corps of engineers to form three flood control reservoirs.) Lakes are situated in the northwestern, northeastern, and southeastern sections of the ranch. There are several ponds and water holes along creek beds lined with sandstone that have been dammed to form reservoirs at strategic locations to prevent flooding downstream at San Diego, Texas. Livestock and wildlife use these areas as watering sites after seasonal rains. Native South Texas brush on the Esperanza offers an excellent diversity, including quayacan, granjeno, quajillo, blackbrush, whitebrush, colima, cenizo, coma, chapote, and prickly pear. Thickets of persimmon, mesquite, and hackberry grow along the creek beds. Soils range from deep alluvial soils in valleys and creek beds...to mixed sandy lands...to a few areas of caliche outcrops on hills. The ranch has been void of livestock for over a year, resulting in a superb turf of native grass. Some small areas have been seeded in Klein grass. Improvements on the ranch include an historic refurbished lodge. It is a two-story house, approximately 2,216 square feet, with original sillar block rock interior walls from 18" to two feet deep. The downstairs area offers a large kitchen and dining room, a living room with a fireplace, a bath, and a sunroom. The upstairs area offers two bedrooms with bunk beds and a bath. It also has a metal roof and a concrete patio with a large fire pit. An owners cabin contains a bedroom, a bath, and a rock fireplace. The house was built in 1997 and has a metal roof, slab foundation, and a concrete walk connecting to the main lodge. The guest cabin has three bedrooms and two baths plus a kitchen. Like the owner's cabin, the cabins were built in 1997. A metal barn used for tractor and hunting vehicle storage is approximately 3,200 square feet. In addition, there is a Quonset barn with asphalt floor, electricity, water, and two storage rooms that can double as laundry facilities. There are 13 water wells on the ranch. Three at headquarters are equipped with electric pumps and all others are equipped with windmills. One well equipped with a solar powered pump in the southeast part of the ranch is a prolific "supply well." There are no minerals to convey. The Esperanza Ranch is truly a wildlife paradise that has been under wildlife biologist direction for many years. With the exception of three miles, the ranch has been completely game-proof fenced. Ideal native brush and years of wildlife management have yielded many outstanding trophy bucks. In addition, the unique creek beds traversing the ranch are lined with vegetation that provide excellent habitat to a large Rio Grande turkey population. Excellent quail, dove, and hog hunting are found on the ranch. In wet years ducks are hunted at the reservoir in the southeast pasture. Excellent grazing management has enhanced fawn survival rates. Last year's deer harvest recommendation included 10 trophy bucks, 11 management bucks, and 52 does. The Esperanza Ranch truly offers hunting enthusiasts a South Texas ranch of the highest caliber!
