Located approximately 14 miles Northeast of Dryden; or 31 miles East of Sanderson; 80 miles Northwest of Del Rio. All distances are measured straight line.

This unique ranch that lies at the end of Algelt road can be best described as a classic, ruggedly beautiful West Texas hunting ranch. In its histroy it has been used as a sheep and goat ranch, but for the last 25 years it has been used as a limited working cattle ranch. Spectacular sunrises and sunsets provide the backdrop on this ranch of gorges, a canyon and wildlife that includes blue quail, dove, white-tail deer, some mule deer, javelina and turkey. Can also be found, fox, raccoons, rabbits, porcupines, bobcats, coyotes, and an occasional mountain lion. There are numberous Indian caves and Indian mounds located within Big Canyon which runs adjacent to Meyers Canyon. Big Canyon is located on the Eastern boundary of the ranch. Indian made artifacts such as arrowheads have been found through the years. There are three wells located on the property. Two wells are powered by windmills, the other a submersible pump. There is also one large seasonal dirt tank on the property. Most of the pastures are well watered. It is only a short 30 minute drive to the Terrell County Airport with its 4,525 foot asphalt lighted runway. It is only about a 40 minute drive to the county seat town of Sanderson with its retaurants, motels, food and feed stores. Access to the ranch is easy via US Hwy 90 & State HWY 349, and then approx. 10 miles east of 349 on a caliche road to the ranch entrance. Surface elevations vary from a low 1,700 feet to as high as 2,000 feet. This variation in elevations provides awesome views of the surrounding area and the distant mountains across the Rio Grande River into Mexico.

Two small hunting cabins, three water wells, two barns, low sheep/goat proof fences and cross fences, good internal road system, electric service available at 2 points on the ranch. All the improvements to be conveyed in "as in" condition.

Based on current agricultrual use, 2004 taxes were $1,529.56 or about 7 cents per acre. This ranch could be easily converted to Wildlife Management Use in the event the new owner would not desire to lease it to a local rancher for grazing purposes or operate it themselves.

The current hunting lease withan annual rental fee of $15,000 but can terminate at closing, the lease expires on June 30, 2005.

Listing Price:  $1,709,895 or $165 per acre.
