Puzzlewood Ranch is one of the few remaining larger places available in this area. It has the potential of being a diversified operation from livestock raising to commercial timber or possibly turf farming. With the amount of well water available numerous other possibilities exist.
The Puzzlewood Ranch is located in Anderson and Houston Counties, approximately 20 miles Northeast of Crockett, Texas and approximately 19 miles South of Palestine, Texas just East of Interstate 45 in the Trinity River Bottom about half way between Houston and Dallas. This is a transition area between the Post Oak Savanna and the Piney woods region.
TOPOGRAPHY: The terrain varies from flat level open Trinity River Bottomland to rolling pastureland with Post Oaks and scattered woods.
BOTTOMLAND: The Bottomland is mostly Coastal Bermuda grass, some native grass and can be cultivated and wheat or oats planted. The Bottomland is divided into numerous paddocks divided by electric fencing and watering facilities designed for rotational grazing. It is protected from overflow of the Trinity River by a system of levies along the bank of the river. Additionally there is a drainage system, designed by the Army Corps of Engineers, to allow excess water to flow off the pastures of Puzzlewood.
The more rolling pastureland is divided into 8 larger paddocks with several stock ponds for livestock water and recreation.
WATER: There are 10 water wells, 2 natural springs, a 10 acre lake and approximately 20 stock ponds located on the ranch for water. The annual rainfall for the area is approximately 45 per year. The Paddocks are served by approximately 95 automatic concrete water troughs serviced by and underground network of 3 PVC pipe.
IMPROVEMENTS: Improvements on the ranch consist of six houses, a cabin, large main shop area with four 1,000 gas fuel tanks, three large barns, nitrogen fertilizer tank and warehouse, livestock working facility of metal pens, electronic scales and extensive fencing as noted earlier.
UTILITIES: Electric service is provided by Houston County CoOp, telephone by Windstream.
OTHER: Puzzlewood is offered for sale with all livestock and equipment conveying with the property. Presently there is approximately 1,500 head of Angus and Angus crossed Cows plus calves, 5,500 head of Dorper cross ewes with lambs. Included in the equipment are 2 new Massey Ferguson 596 tractors, Vermeer hay equipment, cutters, disk plows, Beltec digger, sprayers, 2 ATV and other assortment of equipment.
