Location:    The property is located on FM 2095 and CR 242 approximately 5 miles West of Gause, Texas (HWY 79) toward Cameron, Texas (HWY 77).

Description:    This combination farm/ranch tract has approximately six miles of frontage along the Little
River with the largest portion of the property being level land. The ranch has been fenced and cross fenced into 20 pastures. Each pasture has water and feed banks for livestock.

Improvements:       Main House – Approximately 3,800 square feet, one-story, brick, with 4 bedrooms, 4 bath, sewing room, central air & heat, two-car garage.

Forman’s House – Approximately 1,740 square feet, brick exterior, one-story, central air & heat.

There are numerous sheds and barn structures on the ranch, water wells & troughs, a 4,000 Hds. feedlot (permitted for 15,000 head) with concrete feed bunks & feed alley. Water:  Two irrigation wells. There is a dike which runs from below the headquarters to the gravel pit area which helps insure against overflow from rises of the Little River. Along the river frontage the land on the other side is said to be approximately 5 feet lower than on the side of this tract which makes overflow from a rise in the river less likely.

The farm has 1,300 acre feet of water rights from the Little River which is tied to a 2,315 acre tract. Included in the sale is a pivot system consisting of 16 pivots ranging in size from 37 acres to 505 acres.  Approximately 2,600 acres is under pivot irrigation.

Vegetation:  There are numerous pecan trees on the property which can be harvested for income.

Soils:  The majority of the soil on the cultivated land is a Frio Silty Clay Loam, prime farm land, with a fine loam and fine sandy loam making up the soils on the upland portion. There is 2,618 contract acres in the tract.

Crops:  There is a 2,828.5 total crop base consisting of wheat - 780.9  acres, oats - 54 acres, upland cotton - 872.8 acres, corn - 80.3 acres, grain sorghum 1,078.5 acres.

Comments:  2 well pumps, 1 river pump, 7 generators, 2 lift pumps.  2008 Taxes:  $12,298.42.
