The Dunham Ranch is very unique in that it is all usable fertile river bottomland.  The irrigation water is virtually cost-free and there is lots of it. The Dunham Ranch consists of approximately 13,500 acres of land (somewhat more than 21 square miles) located 75 air miles northeast of Dallas, Texas.  

WATER: With average annual rainfall of 45-50 inches, the property is virtually drought free and, consequently, the cost to provide and use the water is virtually cost free as well. In addition, the ranch is permitted by the State of Texas to take 19,640 feet of water annually from the Sulphur and South Sulphur Rivers for irrigation and recreation purposes. There are roughly 1,000 acres of surface water at an average depth of ten feet, yielding roughly 10,000 acre feet of irrigation water storage which is contained in three large reservoirs. Through gravity flow, these reservoirs or lakes are used to irrigate the fertile river bottom farmland.  Recreational use of the lakes is also popular. Ownership of 19,640± acre feet of water rights is a major feature of this property.  

LAND: This ranch, almost all of which is within the river bottom, is all usable. A flood control levee constructed along the south bank of the Sulphur and South Sulphur Rivers protects the land from flooding.

Farm Land: 6,000± acres of irrigated fertile river bottom farmland with virtually no cost to irrigate. The land is capable of growing a large variety of crops such as rice, corn, soybeans, sorghum, wheat, cotton, etc. The farmland could easily be converted to irrigated pastures for cattle grazing. Approximately 1600 acres are precision land leveled -- an ongoing land improvement practice.

If the farmland was converted to cattle grazing, then the total ranch could run approximately 3,500 cows or 10,000 yearlings. Currently, there are 7,500± acres of ranch land, with about 2,000 head of cattle on the ranch. Farm and ranch management is in place.

The US Department of Agriculture Soil Conservation Service classified most of the soils on the ranch as moderately well drained loamy and clayey soil.

As mentioned, the reservoirs are used for recreational purposes as well as for irrigating the farming of rice and soybeans. Coupled with all the water resources on the property, you will find some of the very best duck and goose hunting anywhere!
